Effective Wholesalers Provide Information

To be an effective Wholesaler, provide information about your product. It's so frustrating for the end buyer to have to do unnecessary research or to be misinformed about a product marketed by the wholesaler. Here are some items I share when wholesaling:

--How I came up with my ARV (i.e. comps in last 12 months in same subdivision for properties with at least 1500 SF).

--Main repair items needing attention. If I know the age of the roof/hvac/water heater, I'll share that.

--Rental Information if it's a Buy/Hold (i.e. provide recent rent roll, or MLS rental comps, or the specific property manager's company that provided information to me)

--Photos (legit photos)

--Property Disclosure form if I have one from the previous owner

--Taxes if unusual, or HOA dues.

In short, make the process easy for the buyer.

PRO TIP: If you are a broker, offer to list the property after it has been rehabbed.
