Advice for newbie and getting first deal

I am new to real estate investing. I am in the beginning stages as if I were learning a new language. I am taking baby steps, but ready to take action. I have began by learning from reading the forums here and other books. What is some tips/advice for me for my first deal. I have little money to get started, but I am willing to put in the work and learn. I am in San Antonio TX. Where would be the best place for me to look for a mentor who will not charge me an arm and a leg. I went to a seminar/meeting by Phil Grove and considering his 3 day training, but I would like to meet an actual investor who is active here in the local market. Please, any guidance or advice would greatly be appreciated.

I recommend learning the basics before you look for a mentor. Listed to podcast, do your research, ask questions on the forums. Phil Grove is one of the biggest "guru" guys in Texas. Him and his wife run the REI group in a few major cities.

Try to find another real estate investing group in San Antonio. Have you read the book FLIP. It is a good one for someone starting out. Also, check out the books they offer on this site, Brandon Turner and J Scott have some good ones.

Try to save as much as you can for your first deal. You will need some money no matter what route you take.

You can do it without a paid "mentor".
