Orlando and Tampa best neighbourhoods for rentals

Hello: My name is Clara, I'm new to real estate investing in USA and looking for advice on the best neighbourhoods in Orlando and Tampa for rentals with good appreciation to concentrate all my effort base on this criteria:

Property type: Detached single-family (3/1)

Investment Budget: Top $90,000 Including rehab

Locations: Central / urban area

Desired Rate of Return: 11%

Desirable Rent - Based on Property: $750 - $1000

Occupancy rate: high

Additional Preferences: Good school near by. Low crime rate. Mid - hight appreciation. Lower rehab. New roof. No pool. 3/1 2/1. Min sq ft 1,000,

Worst house best neighbourhood.

I would appreciate your help

@Clara Anderson For Mid - hight appreciation, I would look at Tampa Heights, Ybor and Wellswood in Tampa.

In south Tampa, lots of fixers uppers are 3/1 block built in the 50s but your entry point will be in the low 300s at the very minimum.
