Hi all! Title says it all, best locations to invest in Indianapolis, Indiana? 2-4 unit multi-family.

Welcome @Eric DeVito to the MidWest! All good points above and I 100% agree. Yes, the MF numbers look sooo sexy - on paper, but rarely perform as such. At one point, I was seduced by the numbers and owned 11 duplexes here in Indy - it was a happy day when I finally sold the last one! SFH are always easier to sell in the future as well. IMHO - I recommend post war built [1945] and newer homes that rent for at least $700. This will filter most of your headaches before they start. Then, of course, you will need a great property manager BEFORE you make your first purchase. I hope that helps.

@Eric DeVito I agree with @Mike D'Arrigo think SFR in Indy are the better option in Indy when you are out of state.

Eric, Indianapolis is a hot market right now for real estate investing. Like any market, it depends upon the geographic location of the property, finding and screening tenants, and most importantly buying at the right price. You most likely can get more for your money in the Indy market than the SF market but it all varies. Best of luck. Happy Investing!

@Eric DeVito personally, I think SFR is the better way to go in Indianapolis if you are not there locally. 2-4 unit MF can be very difficult. Kansas City is a different story however. I think there are some good opportunities for MF in KC.

Sounds good Mike. I thought you can make more money with the MF over SFH. Is SFH a good starting option for me then?

@Eric DeVitoAs much as I like Indianapolis as a cash flow market, I don't recommend it for 2-4 unit MF unless you can find the rare exception. Most of these units are pre WWII converted SFR's in rough, low income, inner city areas. You're better off with SFR. If you really want MF, I'd look at Kansas City. We sell turn key properties in both markets but I won't touch MF in Indy.
