Well & Septic - what is your experience

I'm looking in an area that has a lot of well and septic. Going for SFR. Need to be clued in on what I might be getting into. I understand some are averse to these because when they go bad it cost to make right. Wells dry up and septic can have any number of things like tenant abuse to act of nature I suppose cause and effect. Spoke to someone in the area that said $200 every 2-4 years for septic clean out and $100 for well check up. Was also informed that a good majority in this area have these systems in place. With that in mind and factored into my analysis, what else should I be looking for / at when considering these items. I read a little bit and am seeing repeat info data on what to make sure tenants don't do and when to "not" have a septic cleaned "pumped" out. Cheers!

I would get them both inspected prior to purchase.  If you acquire the property, check into a Home Warranty Plan to cover all major components including well equipment and septic system (plumbing systems)
