Buying wholesale/direct from seller

Hi-

I'm beginning the search to buy some rental properties that are not local to me. I have the option of paying cash and obtaining financing later which opens the door to wholesale or direct from the seller, but have never done a deal like this before. Looking to get an idea of what exactly is involved and what the differences are between something like this and going through an Agent and the MLS? Is it recommended to hire people to help me vet the deal/contract like a lawyer, etc? Any information or guidance is appreciated. Thanks
