"You Can't Make Money Investing in Real Estate!!"

I've heard this plenty of times as I'm sure many of you have as well, mainly from 1st time investors who tried it ONCE and failed, never to go for it again, or those who know it all and are not willing to step out and take a risk. 

In life we've all failed but it's those who get back up learn from their mistakes who go on to be the greatest success stories. 

What is your biggest mistake investing in real estate and what did you do to overcome it?
