To sign with a realtor or not....

Hi all.  I am just starting out and looking to pick up SFRs or plexes.  I have some feelers out to some wholesalers, but have also found some plex listings on CL that I am interested in pursuing.

My concern is that if I reach out to the listing agents for more info and to start viewing the properties, I am sure they are going to ask me to sign with them.  My concern is, how does this work if I happen to find a deal through a wholesaler in the meantime?  I do not want to give up 3 - 6% for a deal found without any work on the realtors part.

In addition, I wouldn't mind working with an agent that specializes in plexes (and tends to work with investors) and also a different one that might have leads for SFRs.
