What are the best markets in the US for rental properties?

Hello everyone,

I am looking to make my first multi family rental property purchase this year. I need some advice and direction in which market and city I should focus on for maximum cash flow and capital gains.

I am sure everyone wants this but if anyone can share any insight it would be much appreciated.
