Where to look for investors in Orange County, CA

Hello BP World!

My Aunt is moving out of the country and selling/gifting me her home in Yorba Linda for $800,000. I spoke with a contractor and it needs roughly around $50,000 worth of rehab work (Paint, plumbing, carpet). I also spoke with a local real estate agent that valued the property at $1,200,000.

I originally had a family partner that was going to invest however I think it may be better not to get family involved. Instead, I am looking in to possibly working with an investor and see what kind of deal I can make.

Where is a good place to start to look for investors and see what kind of arrangements I can make in the partnership. I figured if we were able to sell at 1.2M and total expenses were around $850,000 (rehab, holding cost) we could profit around $300,000 after closing cost.

Your thoughts and help would be greatly appreciated.
