making offer on multi complex units

I was looking at a 5 unit multi complex building. The asking price is 184,000. The rents are 750 a month. Expenses  are 1550 a month. In average location. Been on the market for 229 days. It can use about 50,000 worth of rehab. Needs new kitchens in every unit. 160,000 was the offer that i will make. If there's  anyone  that can give me some more input, i would appreciated It. Thank you.
