Using IRA and Annuity to buy real estate

Hi I have a Roth IRA, a SEP IRA and an annuity. Am I able to invest in real estate with these? I am not making a good return in these investment vehicles so I'd rather use that money to buy real estate. Any advice would be appreciated. Thanks!

Not the annuity.

Both Roth IRA and SEP IRA can be transferred into self-directed IRA's, but not combined because one is pre-tax and other post-tax accounts. Therefore you will need two separate self-directed IRAs.

The only way to combine them is to convert SEP IRA into Roth, which is a taxable event.
