How to get a commercial property loan...?

hey guys im looking at a beautiful residential 8 unit house in Atlanta. I just can't figure out how to fund it. The building is self sustainable but I don't have a lot saved up (enough for an fha) and apparently I can't find a lender for commercial loans of this type. Can someone tell me how to go about getting a loan like this and what amount down I would need?
