It's no secret that the multifamily market is maxed out and deals are hard to find, however i'm looking for a good market to find a fourplex, class C+ or B- that will cashflow, not in a war zone. Since it's not going to be in my state (CA) management needs to be included. 

With 25% down can i still get 12-13% cash-on -cash somewhere? 

Any suggestions?
