Stone Mountain GA investors?

anybody here have experience with investing in Stone Mountain, GA? Want to get your thoughts on crime levels, caliber of tenants, etc. 

I'm used to investing in C class areas for cash flow purposes but I'm new to the area and don't want to buy a house thinking its C class but it's really D-. 

Any help would be appreciated on areas to avoid, success stories, etc.

Yes I've noticed the schools are horrible. I also invest in central Alabama where the schools are also horrible, so that doesn't bother me. Although I know not to really expect much price appreciation at all, it's really about cash flow right now. 

Are you pursuing the off-market deals yourself? Perhaps you'd be interested in wholesaling to me? Do you know there are motivated sellers or are you merely stating you know of some abandoned properties?
