Selling off properties out of land contract portfolio - possible?

Hi all,

I'm in negotiation with a seller of a 12 unit mixed property portfolio - two SFHs, two 4-plex, one duplex. We plan to do seller financing through land contract here in Michigan. 
My question is, if there is a way to sell off individual properties while servicing the land contract or can I only sell them as a whole portfolio. I plan to create separate contracts for each property.
I'd like to get rid of the SFH's and use the proceed for additional multifamily acquisitions.
Do you have some advice for me?
