Rent to Own, Seller Carry, & Lease Option Offers

Hello All,

I'm curious what forms buyers and buyer's agents use to make formal offers for rent to own type deals? 

Is it better to structure it as a purchase agreement upfront or better to keep it as a lease?

I can imagine there are advantages to both.
