Miami or Broward: First Property

Hello folks,

I am planning on buying my first property at the end of the year or the beginning of next year. Right now I am looking at potential places to buy. I want to purchase a multi family unit (duplex, triplex, etc.) live in one unit and rent the rest. My issue is deciding between southeast Broward (Hollywood,Hallendale, etc.) or Miami east of I-95. In Miami I want to live in an up and coming neighborhood such as little  Haiti or Little River and buy more property in the area as it slowly gentrifies. Broward I am sure to get something cheaper but I miss out on appreciation of the Miami neighborhoods. I work in Miami near the airport and live in Coral Springs (northwest Broward). Any suggestions on where I should buy?
