Setting a Rent Price

I am looking into buying my first buy and hold property. I am wondering what strategies some of you use to determine what a property will rent for.

What qualities are more important?

How accurate is comparing properties by their price per sq foot?

I feel this is my weakest point of analyzing deals and would like to improve in this area.
