A = After

R = Repair

V = Value

I sort of know how to get to the ARV but what I'm struggling with is how to get the definition of Repair. What is considered to be repair vs a demo & replace. This distinction can have a huge impact on a buy/hold property. Is the repair/maintenance mostly cosmetic to improve the visual impact? Or does repair include updates to bathrooms, kitchen, etc.
