Hard Money Lender Recommendation

Hello,

I am thinking about moving forward with purchasing a property to renovate/sell in Baltimore, MD.  I have contacted many hard money lenders and I am thinking about moving forward with one.  

Does anyone have any recommendations on a HML in VA or MD that you have had a good experience with?

Did you have to put down 10% or 20%?
