[NYC] Journal Square/Grove Street/Harrison Multi-family first buy

I'm a first-time buyer researching buying a 2 or 3 family home along the PATH lines early next year,  particularly Harrison, Journal Square, or Grove Street, with a goal of paying my mortgage. My W2 income is low six figures, great credit, and I will have about $30k to put down. However, I'm not really sure what to look for or where to look. 

1) Which realtors do you recommend, or should I try and get something without a realtor?

2) How much should I spend to get a relatively turnkey property? 

Any information or advice you may have is greatly appreciated!
