Hard money lenders in NJ

Write your postfor a single family house under 70k in central nj..would it be worth to get a hard money lender? and at what inrest rate would something like that be? Banks dont lend in nj to houses that are under 75k, and thats my problem, because id like to use a loan to get this cash for a nice rental income, but dont want to use my money...even if i had it 100%. Any advise would be great..as i am a new investor but also new to the hard money lender subject.
