Duplex Due Diligence

I put in an offer on my first property last night. It's a duplex in Quakertown, Pa (suburb of Philadelphia). Besides an inspection, estoppel letter for the one current tenant and asking for copy of the lease. What other due diligence items do I need to consider? Thanks in advance for the collective BP wisdom! Rob
