Third Party Transfer of A Life Estate

A family member of mine is renting her house to myself and she owns a life estate for the property. I believe she is overcharging me, showing up unannounced, and constantly threatening to evict me. The house was vacant for 5+ years before i moved in I've pit nearly 20k into the home for repairs. Im a new real estate agent and i need guidance on how to properly obtain the property through a third party transfer of her life estate.
