Advice Please!

Hello, I currently live in the Phoenix area with my wife and daughter, after having a financially tough time in 2014-2015 both my wife and I are back currently working and sticking to a budget to get our financial house and credit back in order. This year has been much better and my wife and I would love to get started in real estate with our ultimate goal of owing and renting out multi family units. I'm having a hard time getting started as I see deals I want however while rebuilding my credit I'm  sitting about a 620 and I have close to 12k in savings that we have saved but from what I can tell that is not enough to obtain a home as I already have a primary resident. Any advice on creative financing or how I can start in real estate in my current condition would be greatly appreciated. I realize I may have to wait and save more however I'm very motivated and was wondering if there were something I could do now to help reach my goal. I appreciate the time

@Ray Crook  there are multiple ways you can get started using your 12K

here are some to name a few:

Wholesaling

Lease option

Seller financing.

I would recommend you to listen thru a few podcast by biggerpockets or youtube on these topics. learn the terminology and get started.  

there are many ways to do this but all of them are variations of these above 3 techniques.
