How to sell my primary residence?

Folks - In NJ I have a primary residence, a townhome that I acquired at $333.5k in 2007 but comparables at this time are around $310k to $325k. Since I am already under what I bought I cannot justify spending another $18k in broker commission. Is it worthwhile exploring selling by myself? If so, are there any specific tips you would advise other than posting on Zillow, yard signs etc. Additionally since I want to pick up a bigger house as my primary residence for which I would use a broker, how do timing considerations fit it? I mean time of but, time of sell etc.
