Month to Month Tenant in Texas

I am looking to buy an income property that currently has a tenant who is under a month to month contract.  Can I legally increase the rental amount on the month to month contract?  Any trap doors I should be looking out for?

Read the lease, As the owner, the lease (and security deposit) will transfer to you and rent may be increased with proper 30 or 60 day notice. Best of luck with your investment.
