new loan refinance my house for an investment property

I have one investment property and it has appreciated a lot in value.   I would like to buy another investment property.

The question I have is should I refinance my original home and then pay cash for the second home or should I take out a second loan?

I haven't discussed this with any bank yet, so I don't know what they would advise.
