I was wondering where people are having success acquiring their investment properties (mls, direct mail, wholesalers, online auctions, sheriff sale, tax liens, hedge funds, notes, community land bank or any others I have not mentioned). I hope everyone is doing well!

BTW I enjoyed your Podcast (especially arguing with Josh) and am pretty impress how quickly your business has scaled!

We do all direct mail in house. Every day we have letters typed by us that we have our front desk associates address by hand in between phone calls & customers.

Cold calls as well. Many ways to get contact info. Google is one.

The key point I think you need to take away from my post is as follows. There is no easy way to do this. There is no set it and forget it way to get your message out there. It is a daily grind of repetitive actions to as many eyes and ears as possible. You need to automate your schedule, but not the process. You have to set time aside every single day to do these grinding repetitive tasks, or at the very least hire assistants to do it for you. Outsourcing to a company you have no direct control of is just not going to cut it.
