Best methods to fund a flip

Hello all,

I'm starting a business here in Sun City flipping houses. My partner in this endeavor is a contractor, and I used to be an appraiser before the crash. 

My question is, what are some creative methods to fund my flips until I build a working capitol?

Hi @Jonny Schnaible,

I would suggest Hard Money or Private Money to fund your deals (even if you do have personal capital to work with). At most REIA meetings you will find Hard Money Lenders. Private Money can come from anywhere but outside of friends and family, I've had luck at IRA Events - plenty of people with capital to deploy there.

You could try some creative financing techniques with little to no money down. I often recommend Peter Conti and David Finkel's book Buying Real Estate Without Cash or Credit for people looking to go in that direction - gives theory but also actionable steps on how to obtain property.
