Investor Wants To Work With Me

Good morning all! I recently had an investor contact me and asked if I can work with him, he found my business card on a home (I'm a real estate agent in the Brooklyn area) I think it's a great opportunity and I definitely won't mind working with him but how do I make sure he will pay me for my services? Should I make him sign an NDA? If not an NDA what type of agreement should we have and how do I bring that up? Please help, I want to get back to him by tonight. Thanks!

Brandon L. He already has 300 properties and has explained to me what he's looking for, thank you so much for your response! I'm already on the buyers agreement!
