Anyone have a good contact for a 6-12 month loan

I am looking for lender that would be able to do a loan for me on a 4 unit for 70k. I am having a hard time finding a place that will loan on the smaller loan amounts usually anything under 80k. Looking for a 6-12 month loan. Any help is appreciated.
