Buying first rental property

Hey guys, just joined today. I'm currently looking for my first income property. I have about $30,000 to put down. I also have a decent amount of equity in my primary residence. Would there be any difference in using that to buy or putting the 30,000 on the principal of my home and taking a home equity loan. Sorry for the stupid question.
