Buying in Inglewood in Los Angeles, CA

Hi everyone! I'm looking for a single family or condo for a buy and hold in Inglewood. I know prices have already risen since the announcement of the stadium development. I was wondering what criteria you would keep in mind for searching for property that will hopefully appreciate in the next several years but will also serve as a good rental property in the Inglewood area. Thank you!

Buy in the less popular areas that are adjacent to the stadium, they have more potential for equity gain than the other areas that have traditionally been in high demand.  Also, be on the look out for well priced duplexes, there are some priced lower than the sfr in the area.  Also, dont sleep on Inglewood ajacent LA (90047), it is on the rise as well.
