Advice to RENT or SELL my condo???

I bought a Condo 2 years ago, closing costs covered by the lender! for $193,000 I put about $14,000 into it. I was originally going to rent it out but its 1 unit and I could get some cashflow. But I want a multi-family I have it for sale at 239,000 and I received an offer for 229,000 with 4,500 concession. in the end of the day I will walk away 10k Net Profit and I have lived there for 2 years. THOUGHTS????

Take it and run. The first offer is usually the best.
