Turn key property companies

I am interested to know what the general consensus is for turn key real estate companies in markets known for there cash flow(memphis, etc)?  I've been a part of syndication deals and do own 2 single family income properties. I do not manage either.  Unfortunately my wife is having some health issues and do not have a lot of time to find properties or management.  I have really enjoyed learning about income real estate and have cash ready to go just no time. Thanks in advance.

Scott Baker I don't think you're going to find a consensus here, quite the opposite. For every "rave review" there's a horror story. One comment will talk about how it was smooth and easy. The next will say that they were delivered a property without the promised new roof. One person will tout a great ROI and another will talk about the ARVs being anything from optimistic to delusional.

The one theme you'll come away with is fly out and do you own due diligence no matter what.
