My local deals need cash and I am just starting out

Hey Guys, I am located in Tempe, AZ and I recently bought my first place! I am renting to friends and living for very little. However, moving forward, I have noticed that a lot of the good deals in my area seem to be cash only deals. As I am just starting out, does anyone have any tips about how I may step into that part of the market? Best, Matt Dickens

    Network, network, network. The only way to find money for deals is to get out and meet people that have money and are looking for a decent return. If I were you I would make up some business cards, create a investor packet that shows what deals you have done (include all the detail you can) and what deals you are looking to make (remember to provide specifics and details), and then go to every local meet-up you can. Talk with people, get their cards, make notes on what types of deals each person is looking for, talk with local lenders, and build a huge network of contacts. Once you have done this you should have a list of people with money and when you find a deal that fits what they are looking for you can pitch it to them.

    This may seem like the long way of getting into the portion of the market you talked about, but often this is the only sure-fire way to do so and if you do it right you will have more investor money than you know what to do with (in a matter of speaking).
