Who is an Expert in Subject To purchasing?
Who would everyone recommend as an expert in Subject To training whether by podcast, blogs, website or minimally priced training? I am looking for comprehensive training from one source.

@Brian Gibbons I don't know I do fine working 3 hours a week just like the guru's said I could and would .. !!
most real estate agents fail for the same way most wholesalers fail. but as agents go this is my experience after owning 3 brokerages and having a few hundred agents work for me over the years. in descending order of why.
1. Under capitalized one needs at LEAST one year of living expenses plus marketing and other incidentals in the bank before they even think about being an agent full time.
2. Family pressure.. IE wife or sig other did not realize to be in real estate is basically 24/7 if your going to make it.. at least the first 5 to 10 years.
3. Lack of sales skills.. can't close a paper bag.. ( they really need to go work on a car lot for a year to hone their sales and closing skills.
4. Disappointment and rejection.. Your best friend buys a FSBO after you have worked with them for 6 months.. and is all excited to tell you about it.. and can't figure out why your no longer friends. Buyers and Sellers change their mind all the time.. and reject you as an agent or in wholesaling as the buyer or seller... all that work down the tube.
Plus as you stated its hard work.. plain and simple.. But as an agent if you can make it that 7 to 10 years it turns for you.. people sell about every 7 years.. now your past clients are calling YOU .. no more marketing ( if you did your client retention correctly).. now it gets good no more marketing almost all your deals are referrals.. My wife has not paid for marketing in any major way in the last 15 years.. this is why I contend that wholesaling is a dead end... you simply can't create a relationship with your sellers like you can ( usually) as a broker.. your sellers are usually going through some drama and or simply not qualified to do anything else.. your basically one and done.. Your buyers have little loyalty either they just buy who ever brings them the best deal.. and if they are turning around and flipping YOUR NOT THE LISTING Agent.. your in the cold.
But that's my perspective and of course in the vast MINORITY of the BP audience I am sure. OK I got to get back to work.. I have to put in my 20 minutes a day you know.
