Buying from a wholesaler
For those of you who have bought from a wholesaler, especially from someone you don't know at first.
How do you vet the wholesaler to make sure they have the property under contract?
Check with the county to make sure it's recorded? And/Or do you ask to see the contract they have signed with the home owner?
99.9% of them wants a NON-refundable EM.
