No-agent deal with family member. Need lawyer or just title co?

I'm a true newbie working on my first REI deal, buying a property in Indianapolis currently owned by my father. We are trying to save money by avoiding an agent but should I be using a lawyer in the process or is working with just a title company enough? Thought some of the experienced investors and professionals, especially @Jynell Berkshire and other Indy-based folks, might be able to provide some advice. Thanks!

@Austen Moore , Go with a nationwide title company who's been doing it forever. Explain to them what you're trying to do, and they will walk you through the steps. No need to involve agents in a deal between you and your father - as long as you're both on the same page and neither of you feel like you're being taken advantage of.
