First time investor looking for advice on finding wholesale deal

Dear BiggerPockets Network Community,

Please help me understand the evaluation on this deal with using the "Wholesale Calc". And also what steps to take from A to Z of the whole buying process. I am just getting started and am failing to see what is needed to take place in a timeline of finding the buyer and what and when to offer the seller... This is the first property I found listed on MLS that has been on the market for over 74 days now in the Nashville TN Area. Please show me how this can be worked. Thank you for your insights!
