How to Find Buyers/Sellers Instead of Cold Calling FSBO

I'm a new agent and have had my license for under a year, initially was with a very small agency and didn't get a lot of training for about 5 months nothing really happened and I didn't know how to even prospect or get started networking aside from my own personal sphere. I joined a new big agency and started working with a small team of experienced agents calling FSBOs to try and convert. I've spent a considerable amount of time calling people and listening to their complaints about realtors as well as driving to homes, previewing them, and hosting complimentary open house but have led to nothing. Since there is no marketing or no MLS listing, people don't even know there's an open house so I feel it's a waste of time. I am not a fan of cold-calling and I more so want buyers who are in need of homes so I can show homes rather than try and get listings from people who are already resistant and don't really *want* to list with a professional. Anyone have any tips for me to gain contacts who actually WANT to work with a realtor when it comes to buying/selling? I haven't bought leads yet, but I'm considering direct mail advertising. I've been using Facebook, but most of my Facebook friends aren't even thinking about buying a home so it's been hard to get qualified, real customers.

@Jade White do not host open houses when you don't have the listing and it is not marketed properly. That is just a recipe for disaster for the reasons you already mentioned, plus the seller will honestly just probably think you are incompetent (which is not true) simply because nobody showed.
