cash on cash and closing costs- need your opinion

Hi All,

These days what would you consider a minimum cash on cash return on a small multifamily (4-8 units) that you would be comfortable with to make purchase? 

And from your own experience how much was the closing costs on around 260,000 loan, property value of 325,000?
