No seasoning refinance

Hey BP, I currently own the title to a house to which I owe the seller 35k, which I have signed a promissory note for. I have four more months to pay the seller back the 35k with no interest. I want to pull 100k (140k ARV) out of the house in the form of a regular rate and mortgage. I contacted my usual lender and he is requesting a 12 month seasoning period. Does anyone know any banks that do no seasoning? I am located in Illinois. Thank you, Ryan B.
