Wholesaling without seeing inside of property

I have an opportunity to purchase a property for wholesaling. Problem is the owners daughter lives in the house and refuses to leave. I'm not able to see the inside of the property either. I'm wondering how to estimate repairs? Or should I just pass on the deal? Appreciate all help!! Thanks!!!

@Joey Michael Mims I have purchased several houses sight unseen, so if you have an investor willing to do the same, it shouldn't be a problem. I just wouldn't assume anything about it and let the investor decide for themselves, and they'll expect a discount for the additional risk. But at the end of the day, it isn't much different than most foreclosure auctions
