I live in Philadelphia Pa and I'm interested in purchasing and rehabbing a fixer upper as a rental property, all the programs and I've found seem to be out dated in Philadelphia, are then any programs that can help me out there.

Hi @TerranceBradley,

Welcome to BP!

Do you mean lending programs for Rehab Loans?

The norm or standard has been 65% LTV based on ARV. Rates can vary and points can vary

Credit should be 680 and above for most lenders,.

Loan Amounts should be roughly 50K plus

Let me know if you have any questions.

Regards,
