Buying a list and motivated seller negotiations

Hi BP members I live in the Houston area and would like your input on buying a list and seller motivation. 1. Im looking to buy more property in my area but have no time to develop a marketing campaign. Do you currently use a 3rd party for this? If so, what's been your experience? I don't mind paying for a list of my narrowed search but am unsure of the pay back. What's your experience? 2. For houses on the MLS, how many days on the market do you find sellers are more motivated to negotiate. 45 days, 65 days, etc.

@Rudy Hernandez Expired listings can be a source for motivated sellers. Just like anything, people will argue both points. If their house expired, it's because they want too much. Or to the other way, there's too much work to be done for the average seller. That's what you want right there. 

We've had decent luck with tax liens and divorce leads. Eviction lists was a good one as well. 

There are companies who provide those lists, then you can turn around and send them to a direct mail provider who can mail to them. All it will take for you is a couple of clicks.
