Is it to high to invest in the CA market?

Hello All,

I am new to the website but have been listening to podcasts for about a year. I have a fairly simple question and wanted to get multiple perspectives on it. This question is for CA investors.

Due to the low inventory properties in California selling for over ask with multiple offers, is it a foolish time to get in CA investing? Also consider that prices are going for over pre 2008 pricing.

Here is a better picture of that for SF for example. At which previous peak did the investor go seriously wrong long run? There were 7 out of 33 years "non peaked" and if they were able to handle expenses with cash flow starting out in those 7 downward years they could be ok long run.
