Help with appraisal issues

Hey BP'ers! I found a really unique situation for all you appraiser out on this forum. I'm looking at a multi structure property for my first owner occupy rental. It's zoned as a 3 family house and cannot be broken up. The property is worth every penny of asking, but my mortgage broker is certain it will not appraise out. Its comps have to be based on a 3 family in the area even though there is a single family house and a duplex on the property. My questions are this, how do I get over this hurdle. Are there people on the forum who have dealt with this issue before? There is no question that the property value is way more then asking price, there are just no comps to even compare and appraisers seem scared to even deal with this situation. The owner doesn't know what to do and neither does the real estate agents. Are there any appraisers in the upstate, Syracuse area on this forum?
